Project Management Solutions provides on-site owner's representation across Central Florida, from our office in Lake Mary.
Where We Work
We work in Orange, Seminole, Osceola, Lake, Volusia, and Brevard counties. That footprint is deliberate.
Owner's representation is not a service that can be delivered from a distance. Someone has to walk the space before a lease is signed, sit in the OAC meetings, and be on site when the drawings and the field stop agreeing with each other. Staying within a market we know well means we are present when it matters rather than scheduling a visit for next week.

What Local Knowledge Actually Means
Central Florida is not one market. It is a set of jurisdictions with different permitting environments, different inspection practices, and different timelines. A build-out in Seminole County does not move the same way as one in Orange, and a project in Volusia runs on a different clock than either.
The same is true of the contractor base. We know which general contractors have actually done commercial work here, which subcontractors show up, and which ones are quoting a schedule they cannot hold. When we level bids, we are reading them against real knowledge of the firms behind the numbers rather than comparing spreadsheets.
Owners who hire us are not paying to have someone learn this market. We already know it.
Remote Advisory Outside Central Florida
Some work does not require standing in the space. Feasibility reviews, budget validation, bid leveling, and contract review can be done from anywhere, and we take those engagements outside our on-site footprint.
If your project is elsewhere in Florida or out of state, it is worth a conversation. We will tell you honestly whether we are the right fit or whether you are better served by someone with local relationships.
No Competing Interests
We are paid a flat fee to represent the owner. We do not bid the construction work on projects where we serve as owner's representative, and we do not take referral fees from contractors or vendors. Our only interest in your project is the outcome you hired us for.
